Passive income is basically what you earn even without actively participating in the earning process. Based on a local financial guru in my country, passive income is the income that we all should strive for during our retirement years as they don't require much effort but still enables us to obtain money for our day-to-day expenses. There are various ways to make passive income. The following are just some of these ways (you are free to think up more ways, just don't forget to leave me a note if you have thought of one):

Rental from Real Property

According to Robert Kiyosaki, this is one way to ensure big earnings and early retirement. From renting out a room in your home, to renting out apartments, or a building complex or even a condominium, this is one sure way to earn passive income. However, one has to take note that, prior and even during the time you are getting income from this, setting up the property to be rented and maintaining it in good condition are some of the things you will have to contend to.

Time Deposits

One of the basic ways to earn passive income (or interest income) is through placing your savings in time deposits. Although they have holding periods (30 days to 1 year or even 5 years), they earn higher interest than ordinary savings account. Plus, if you don't withdraw your interest, it also earns interest. There are, however, restrictions in terms of withdrawals and minimum balances.

Treasury Bonds / Treasury Bills

Another way to earn passive (interest) income is through investing in treasury bonds (T-bonds) or treasury bills (T-bills). Of course, the returns depend on how well these investments perform but then, there are advantages to investing in these funds. The amount of start-up investment is quite low (here you can invest with just 10,000 pesos or $200), the holding period can be short (30 days), the risks are spread over various investments and you can add on to the fund anytime you want. Plus, you have available at your disposal fund managers who should know about the products you are investing in.

Investing in Real Property

This can be a very lucrative passive income (gain from sale of the property) but at the same time, it can also make one lose a lot of money. One must know how to go about investing in real properties to earn the highest amount of income possible. Learning the ins and outs of the real estate industry is also a must for this type of investment.

Sell Online eBooks or Software Products

Do you like to write articles? Do you enjoy sitting in front of your computer and putting all your thoughts into a word document? Not only do I have a passion to write, I am fast at it and that is how i make money online, I turn 10k words into $150 every single day. If you want to make that kind of money too then you can, just follow along and let me show you the tricks to make it happen.
The very first thing that you need to know is that I may write 10k words per day but some days I only sell 5k words worth of work while other days I sell 15k. The reason I still write 10k words is because on average that is what I sell.
The trick to making $150 per day is not to write on just 1 topic, you need to write on several different topics so that you can make sure that all your articles are sold. What I do is I write 20 500 word articles on 5 different subjects (topics) and then sell each batch of 4 articles for $30. Do you follow where I am at so far?
This last paragraph is really the key to making the kind of money that you need to make. If you don’t write on a variety of different topics then the chances of you selling all of your articles are very slim. I use the price of $1.50 per 100 words because it almost guarantees that the articles will be sold at some point but if you want to make more money than you can always increase the price or increase the volume.
Before you start writing I want to make sure you understand this one key point to making $150 day in and day out – You have to write quality articles. When you write quality articles your buyers will come back for more on their own and when this happens you start to pre-sell articles which is a great way to do business.
The last thing that I recommend is that you simply set a goal and stick to it. My goal has been 10k words per day for a while now but if you want to set your own goal then go right away. I’ve written a lot lately about getting rid of debts and reducing expenses. I thought it was time I address the flip side of your finances: Ways to make extra money.
Thanks to suggestions by my Twitter followers, readers, and other bloggers I’ve been able to put together a solid list of 52 ways to make extra money. Most, if not all of these ways to make money, can be done even with a full-time job.
I obviously haven’t tried all of these methods, but when possible I’ve tried to (link) to an example of the opportunity actually making money. You should be able to find something here that fits you and your skills.
